Tuesday Tech Tip: NVU HTML Editor

I tried NVU last August or so and was not happy with it. I tried it again after the ActiveRain crash of early November since they changed a lot of HTML coding and still wasn't happy with it. However, after looking at Renae Bolton's little post, it might be time to give it another try. I'm hoping that not only will it do what Renae has done, but handle pictures easily, too.

These folks rate the online pharmacies on a scale of 1 to 5. They show whether a pharmacy is licensed, requires a prescription, provides its address and phone number and offers personal privacy and payment security. They compare prices for over 1,000 drugs at these pharmacies and give you details on shipping fees and delivery times.

The prices for identical drugs vary widely offering you a chance to evaluate the pharmacies and often save significantly. Great place for saving a bunch of shekels!

10 simple ways to a greener home

Paul Duffau, a home inspector in Moscow, Idaho, came up with this great list for making your home greener. Paul is somewhat new to ActiveRain but has a great and informative blog. Be sure to check him out.

Whether you're moving into a new home or just in the mood to refurbish your current pad, going green does not necessarily mean spending green. By simply making a few appropriate choices, you can get a whole new look, that's both environmentally friendly and cost effective.

#1 New uses for old stuff- Before throwing anything into your recycling box, think of its recycling potential. A nice shaped wine bottle makes a perfect vase for a sprig of fresh flowers in the bathroom. Or a lamp-stand for the lampshade that you picked up at a flea market last year. Yogurt cartons can be sanded and painted to house your indoor herb garden and ceramic tiles can be broken to make a beautiful mosaic table top.

#2 Organic towels -If you plan to make just one investment in your bathroom, it has got to be organic towels or towels made in unbleached, un-dyed cotton. If you need color, stores such as California based Native Organic Cotton sells bathrobes and towels made from 100% organic cotton, woven in earth tones created with natural dyes.

#3 Add color not chemicals to walls- Before you slap on a fresh coat of paint, you should know that there are thousands of chemicals used in the mix. As a rule, alkyd or oil based paints are more toxic than water based ones, containing up to 60% VOC's. However, nowadays, most paint suppliers, even mainstream ones carry lines of low-VOC and even no-VOC paints and finishes.

#4 Eco wallpaper -If you are still keen on getting brighter shades and designs onto your walls, how about wallpaper? I know, you're gasping in horror! Wallpaper = glue =VOC's....Regular wallpaper is in fact produced by using one of the world's worst plastics, vinyl (PVC). Avoid them like the plague. What you can buy instead is wallpaper made of actual paper, bamboo, cloth, sisal and even cork. How cool would that be, to have a room decked out in one of the above?

#5 Try organic sheets-Want to go to bed with a clear conscience? Try sleeping on organic sheets. If there is no store near you, you'll find a dozen sites online that carry organic cotton. If you'd like to be a bit adventurous in bed, then how about hemp sheets or sheets made from bamboo?

#6 Buy the right wood - While wood is natural and biodegradable, buying a wooden piece of furniture is not necessarily the best choice. Apart from the various waxes and paints coated on it that do release VOC's, the actual piece of furniture may have been made for a 100 year old tree. When buying wooden furniture, look for a FSC label- Forest Stewardship Council to ensure it's made from renewable resources. 

#7 Better yet, buy vintage -You can pick up some great vintage furniture at excellent prices via e-bay. Apart from the history and charm this furniture offers, it's also a great way to ensure trees are not being chopped down to make your bed.

#8 Window shades to control temperature- While all homes need some kind of cooling and heating equipment, you can make it easier by using natural light effectively for warmth and lighting. Blinds are an excellent choice to control your room's temperature. Just make sure they're not made of vinyl (PVC).

#9 Natural cleaners- Invest in or make natural, biodegradable cleaners for your home. If buying them, read labels carefully to ensure the products are what they claim to be.

#10 Recycle bin- And finally, install a recycle bin in each room. Not the ugly big blue box, but just about any basket that goes with your decor will do. Having a basket in each room will encourage its use regularly. Toss in unwanted magazines, bills, envelopes, kid's crafts and just about anything that can be recycled.

So Easy and oh so FREE - Photo Editing Software to make your pics sparkle

Brian and Rita Burke of Highlands Ranch, Colorado, found Photoscape, a useful photo editing program that's FREE. I've been using Photoshop and Corel Paint for decades, but Photoscape can do several things much more easily than the two biggies, such as

  • batch editing
  • splitting pictures into several parts
  • combining several pictures into one

Try it. You just might like it!

Yay, another FREE tool to make your blog posts sparkle.

Here is a photo editing software that does exactly that - EDIT photos.
Say Hello to  Photoscape.
What can you do with Photoscape - A LOT! View, edit, combine, add text, print, save in variety of formats etc.

I was originally looking for something that was less cumbersome (and less expensive) than Photoshop. Also, two of the main things I was looking for was to be able to add frames and text to my pics. This was how I discovered Photoscape.

It is easy to use and and you will discover all kinds of cool things to play with.
The main features I use are the following:

rotate
crop
resize
sharpen
brighten
frame
add text
add object

I cropped the photo, resized it, added a frame, sharpened it and saved it.
There is an UNDO button on the bottom Right-hand corner, so you can undo a step or several steps if you need to.

Your photos show up on the left sidebar. Click on the folder the photo you want to work with is in, click on the photo itself - it will show up in the middle  and you are ready to start editing.

Another feature I use frequently is PAGE:
Here you can create a collage in several different ways. Below is a sample of one I made today.




This is just one of the many layouts available. Our Activerain header is also made with Photoscape.

Photoscape is very versatile and offers such a large variety of tools and gadgets that I rarely use other software to edit the photos.
I also edit all my market report graphs here.

You can literally take a photo and make hundreds of variations of it.

Uncle Johnny The Home Inspector.. Not Really..

I loved the way Greg wrote this, and it comes from a Realtor instead of a home inspector, making it that much more priceless. Greg's a Realtor in Houston, Texas, my old stomping grounds after graduating from Texas A&M University.

When you go to the doctor you hope the expert whose about to cut you open & save your life is both qualified and licensed to do so. You also are assuming he’s using the best tools possible for the task at hand, and no less. When you buy a home it only makes sense to get the BEST possible home inspector that you can find. Using a buddy, relative or friend to “eye-ball” the home is an awful and potentially dangerous idea.

Too often buyers tend to nickel & dime the process in hopes of getting a “great deal.” Truth is, buying or selling a home is one of the largest purchases we will ever make in our life. Don’t be a ding-dong when inspecting your next home. Recently I worked with one of my sellers where the buyer’s agent held inspections on one of my listings. The buyer’s chose to use a former neighbor who was a retired auto mechanic and “really good handyman.” This is about as ignorant as me hiring a dentist to fix my roof leak. Not only are you putting your relationship at risk, but you are leaving room to miss important issues when inspecting a home. Current licensed inspectors are familiar with current property code and many other details that a good ol’ boy is very likely to miss. Besides, if Cousin Carl misses something who are going to sue?

My current inspector has about 4,000 inspections under his belt. He has all the gizmos, gadgets and tools necessary to ensure he doesn’t miss a thing. Every “T” is crossed and every “I” is dotted. 12.5 cents for every square foot or $275 bucks minimum. That’s a pretty simple synopsis of what a quality and experienced home inspector cost these days.

When you bring Uncle Johnny or know it all Nick your also going to find that they feel overly compelled to say things to justify their existence. Not only are they not up to speed on current items, they simply do not have the day in and out experiences as a full-time licensed inspector. How do you think a seller will handle your repair request? No they won’t laugh, but they are very likely to not adhere to your request as a buyer – plain and simple. After all – you’re using a buddy. And your faith in him means very little to a listing agent and homeowner!

"Do it right, or don’t do it at all" – that’s my motto. I hope you will do the same when buying your next home.

Keepin' It Green For The Masses - The Glossary Of Terms

I regularly get asked at home inspections about saving money and "going green," and I even offer a GREEN inspection to help people who are wanting to identify ways to save money and help the environment by going green in their homes.

For those who are still trying to understand the new language of texting that our younger generation is using, I present another up-and-coming language: the language of green.

This nice glossary was put together by Christopher Pagli, a Realtor in Tarrytown, New York.

Alternative energy- An umbrella term used to describe any non-traditional energy source (wind power, solar energy) that replaces more traditional sources that use fossil fuels.

Carbon footprint- A measure of your impact on the environment terms of the amount of greenhouse gases produced. Carbon footprint refers to the overall carbon emissions a building creates including construction and operation.

Carbon neutral- A company, developer, or action that claims it does not make any carbon emissions or that if it does it offsets the emissions elsewhere.

Carbon offsetting- The process of reducing carbon emissions by donating money to organizations that will plant trees or create renewable energy technology. An example would be taking a flight and paying an organization to plant trees that will equal out the amount of carbon emissions used by the flight.

Eco-assessment - An evaluation of your home or workplace that aims to cut down your energy and water usage.

Energy efficiency - Methods and technology that can reduce the amount of electricity or fuel used to do the same work, such as keeping a house warm using less energy.

Fossil fuels- Coal, oil and natural gas made by the decomposition of fossilized plants and animals.

Green design - A design, usually architectural, conforming to environmentally sound principles of building, material and energy use. A green building, for example, might make use of solar panels, skylights and recycled building materials.

Going green -  Adopting practices that reduce your overall impact on the environment. These may include reducing your energy usage, recycling, using public transportation, buying local products, and/or designing, remodeling, or buying a home that is more energy efficient.

Greenwashing - The practice of making a false or misleading claim about the environmental benefits of a company, product, service or technology. An example is a homeowner/REALTOR referring to his or her home/listing with few green features as a "green home."

LEED - Leadership in Energy and Environmental Design is a third-party certification program and the nationally accepted benchmark for the design, construction and operation of high performance green buildings.

Photovoltaic (PV) panels - Solar panels that convert sunlight into electricity. Power is produced when sunlight strikes the semiconductor material and creates an electrical current. While initial costs to buy and install these panels are still high, incentives and rebates as well as savings in utility bills offset the purchase price.

Sustainability- The U.S. Environmental Protection Agency uses the World Commission on Environment and Development definition that describes sustainability as: "Meeting the needs of the present without compromising the ability of future generations to meet their needs."

Volatile Organic Compound (VOC): VOCs are organic chemical compounds that are emitted as gases from certain solids or liquids. They can have short- and long-term adverse health effects. In the home, VOCs are often found in paint, cleaning supplies, building materials and furnishings.
