California Foreclosure Prevention Act

Here's a great post and graphic for all the Realtors in my service area or elsewhere in California.

Yesterday, June 15, 2009, was the start of a new program in California called the California Foreclosure Prevention Act. The main goal of this legislation was to encourage mortgage loan servicers to be more aggressive with their loan modification efforts to try to keep people in their homes. There is an additinoal 90 day period between the Notice of Default and the Notice of Sale in which the lender and homeowner can work out a loan modification. The law was passed in February but is just going into effect now.

There's a lot of confusion in the public about the full scope of what this law really does. I found a great article by David Gibbs, an attorney in San Clemente, California explaining this bill in detail and laying out a great timetable explaining the new process. I'm reproducing his timetable here, but encourage you to visit the original article and get all the details about this new law.

The $2 million candle.... (and you thought real estate was expensive)

Once the big news is over with -- big fire, property damage, personal injuries or deaths -- well, all the news that's fit to print or talk about is over with. Each day brings new doom and gloom -- no time for old doom and gloom.

Consequently, when I was a home inspector from October 2001 to August 2005, the boss taught me to keep on the lookout for causes of home fires because they make good personal interest stories for the Clients.

Unattended candles can start firesEarlier this month there was a fire at a "6,791-square-foot luxury home" in Poway, about 30 miles northeast of downtown San Diego. Of course, at that time, "the cause of the fire is under investigation." Now we find out -- in a follow-up story in the paper, no less -- that the cause of the fire was an "unattended candle inside a room" (gotta love how the papers write nowadays -- I might have guessed that the "unattended candle" was out by the swimming pool if they didn't tell me it was "inside a room"). Nonetheless....

Damage was estimated at $1 million to the home and $1 million to the contents, making this a $2 million candle!

I like candles just as much as the next person, but either attend to those candles or put them out!

San Diego Trolley

You can find all sorts of information about the Convention at the official NAR Convention web site, but I'll be doing some blog entries up through the convention about "America's Finest City," things to do, places to go, people to see, etc.

I'll eventually put all the NAR 2009 Convention blog entries under NAR 2009 Convention San Diego, but the tags don't seem to be working right now.

Since the Convention is being held at the San Diego Convention Center on the Bay, the San Diego Trolley provides a good means of getting around since it has at least two stops across from the Convention Center. You can go north to Seaport Village for some shopping and food, the Embarcadero for seafood or a visit to the USS Midway Museum (well worth the tour), the Old Town State Historic Park for some fine Mexican dining, or to Mission Valley for more dining and great night life. Those interested in going to Tijuana can hop on the Trolley heading south.

You can also come to San Diego via train. Just take Amtrak into Los Angeles and catch the Surfliner down to San Diego's historic Santa Fe Depot. From there you can catch the Trolley to the Convention Center. An alternate train ride involving more trains would be to catch Amtrak into Los Angeles, switch to Metrolink and take it south to Oceanside, switch to the Coaster at Oceanside and take it to the Santa Fe Depot, and then catch the Trolley.

San Diego Trolley Day Tripper passes are available for just $5, or you can get multi-day passes good for up to four days for just $15. They allow you to ride anywhere and everywhere on the Trolley or the Metro busses.

Start getting ready for the NAR convention in San Diego in November

will be holding its 2009 Convention right here in San Diego,
November 13-16, at the San Diego Convention Center downtown
on the Bay.

Although you can find all sorts of information about the Convention at the official NAR Convention web site, I'll have more personal information for you over the coming months, including my own personal restaurants, my favorite downtown hotels, places to go and things to do, etc.

I'll also have some free passes to the San Diego Zoo and the Wild Animal Park which will be available on a first-come, first-serve basis. Sorry, you can't reserve them today -- LOL.

If you happen to be coming to San Diego sometime this summer, I do have various guest passes and discount coupons to the the Zoo and the Wild Animal Park. They expire on 9/30/09. Let me know if you're coming for a visit and I'll get some to you.

FREE Windows 2000, XP, and Vista programs for reducing the size of your pictures

As digital cameras keep increasing the resolution -- and size! -- of digital pictures, and as pictures become more and more an integral part of the lives of Realtors, if they haven't already, we increasingly need a way to manage the size of the digital picture files taking up space on our computers. And we won't even talk about digital video and audio files.

PROBLEM: A few months ago I bought a new computer running Windows Vista. A few weeks ago I bought a new digital SLR camera, a Canon Rebel XSi. On my old Windows XP computer, I had a batch processor for reducing picture size that, unfortunately, doesn't run on Windows Vista. My new Canon Rebel XSi camera takes pictures that are, for the most part, sizable, huge, gigantic, big, Tom Hanks, monster, collosal, enormous, humongous, and mammoth.  

SOLUTION FOR WINDOWS XP: Go to Microsoft's web site and download their Image Resizer. It's one of their Windows XP Power Toys. Once you download it and install it, all you have to is select the pictures you want to resize, right click on them, choose your options, and click on okay. I've done as many as 500 pictures in just one minute. Here's the link for Windows XP Image Resizer. Scroll down to the bottom of the screen. On the right side, five from the bottom, is the link to Image Resizer. Download, install, and batch-process away!

SOLUTION FOR WINDOWS VISTA: Seems I'm not the only one who misses Windows XP Image Resizer. Fortunately, someone has come to the rescue. AND IT'S FREE! That someone is VSO Software! It's only slightly -- very slightly -- less elegant than Windows XP Image Resizer because the FREE download is for personal use and it reminds you of that each time you right click on your pictures to resize them. If you choose to buy the commercial program, it's regularly $25 but is on sale right now for $15. For you professional photographers, VSO's Image Resizer also handles the RAW format from Canon (CR2), Nikon (NEF), and Minolta (MRW), as well as many other formats. VSO's Image Resizer also works under Windows 2000 and Windows XP in case you have multiple computers running different operating systems.

5 Things to know about cell phones

Since we real estate professionals spend so much time on the road relying on just our cell phones, I thought Diane Daley's post here had some excellent safety information in it.

5 Things You Never Knew Your Cell Phone Could Do

For all the folks with cell phones. (This should be printed and kept
in your
car, purse, and wallet. Good information to have with you.)

There are a few things that can be done in times of emergencies.
Your mobile
phone can actually be a life saver or an emergency tool for survival. Check
out the things that you can do with it:

FIRST Emergency

The Emergency Number worldwide for Mobile is 112. If you find
Yourself out
of the coverage area of your mobile network and there is an Emergency, dial
112 and the mobile will search any existing network to Establish the
emergency
number for you, and interestingly, this number 112 can be dialed even if the
keypad is locked. Try it out.

SECOND Have you locked your keys in the car?
Does your car have remote keyless entry? This may come in handy
someday. Good
reason to own a cell phone: If you lock your keys In the car and the spare
keys are at home, call someone at home on their cell phone from your cell
phone. Hold your cell phone about a foot From your car door and have the
person at your home press the unlock button, holding it near the mobile
phone
on their end. Your car will unlock. Saves someone from having to drive your
keys to you. Distance is no object. You could be hundreds of miles away, and
if you can reach someone who has the other 'remote' for your car, you can
unlock the doors (or the trunk).

Editor's Note: It works fine! We tried it out and it unlocked our
car over a
cell phone!'

THIRD Hidden Battery Power
Imagine your cell battery is very low. To activate, press the keys
*3370#.
Your cell phone will restart with this reserve and the instrument will show
a
50% increase in battery. This reserve will get charged when you charge your
cell phone next time.

FOURTH How to disable a STOLEN mobile phone?
To check your Mobile phone's serial number, key in the following
Digits on
your phone: *#06#. A 15-digit code will appear on the screen. This number is
unique to your handset. Write it down and keep it somewhere safe.
If your phone gets stolen, you can phone your service provider and
give them
this code. They will then be able to block your handset so even if the thief
changes the SIM card, your phone will be totally useless. You probably won't
get your phone back, but at least you know that whoever stole it can't
use/sell it either. If everybody does this, there would be no point in
people
stealing mobile phones.

And Finally.....

FIFTH Free Directory Service for Cells

Cell phone companies are charging us $1.00 to $1.75 or more for 411
information calls when they don't have to. Most of us do not carry a
telephone
directory in our vehicle, which makes this situation even more of a problem.
When you need to use the 411 information option, simply dial:(800)FREE411,
or
(800) 373-3411 without incurring any charge at all. Program this into your
cell phone now.

This is the kind of information people don't mind receiving, so pass
it on to
your family and friends.

Composting made easy

Jim and Maria Hart, and their little one, Josh, from Charleston, South Carolina, have a great post here about composting. It's quite easy and can help save our environment by not adding to the landfills and will probably give you a lawn, trees, bushes, and flowers that are the envy of the neighborhood. Well, for a little while anyway until you teach all your neighbors how to compost.

One of the many things I have noticed making a comeback lately is composting.

I know that my parents had a huge compost pile in the back corner of our back yard when I was growing up.  In fact, they still do.

So when Jim and I built our house, I wanted to make sure that we had somewhere to compost, too.  It compostjust made sense to me not to put food in the garbage can when it can be used for a better purpose.

We've had this compost bin going for several years now, but this is our first year with a garden.  (I'm feeling more and more like my parents...)  It was great not needing to go out and buy special fertilizer since we had plenty of our own.

Home composting can be very simple.  Here's a few simple steps to get you on your way.

Fill a bin with leaves, yard trimmings, food scraps, paper towels, coffee filters, etc.

  • In the bin, always cover food scraps with leaves.
  • A covered kitchen collector (or bucket) makes adding food scraps more convenient.
  • Do not add meat scraps, grease or bones.

Composting needs food (leaves, food scraps, etc.) air and water (keep as wet as a wrung sponge).

  • If you want compost quickly, turn it about once a week with a pitchfork.
  • If you want nature to do the job, it will take longer.

Now you can use your compost as a mulch or soil enricher.  You can also make potting soil by adding one part sand to two parts screened compost.
